Competition in the real estate market is stiff these days. Sellers have to come up with new ways to entice buyers all the time. With so many options for buyer it can be difficult to decide which property is right for them. Once a buyer has shown some possible interest in a property some sellers are going to new lengths to hook them. Sometime those lengths even include allowing potential buyers to spend the night in their home.
Real Estate reality shows like TLC’s “Date My House” and HGTV’s “Sleep On It” are making the idea of letting potential buyers spend considerable time in a home before buying it more popular. This opportunity allows buyers to really experience what it would be like to live in a home and often gives sellers a chance to highlight some of the best features of their property.
The decision to let someone stay in your home overnight should not be taken lightly. You need to make considerations for anything that could potentially go wrong. You should speak with your insurance company and possibly your lawyer before considering this unconventional approach. You want to be very clear about who would be responsible for any damage to your home or even worse if someone where to get hurt while staying there.
Even if buyers are unable to stay overnight in a listing, they are spending more time in potential homes during the decision making process. Since there are so many homes currently on the market to choose from buyers will often visit a property several times before making an offer. If a buyer is visiting the same home on several different occasions they should try to do it at different times and on different days of the week to get a feel for what the home is like under a variety of situations.
