A few tools for you to help with pricing and condition:
1. A couple of the best descriptions/dialogs I heard in
Mr. & Mrs. Seller we are in a Price War and a Beauty Contest!!!
Give me an asking price I can defend!! (could be asking price or just price)
2. 1st visual attached- 5 things that can happen now that your home is on the market.
3. 2nd- How you will position yourself in the market (some have heard me use the grocery line as an example) Here is the dialog that goes with the visual.
Mr. & Mrs seller when you go grocery shopping and are ready to checkout what do you look for?
Response- “the shortest line”
Say the shortest line has about 10 people in it, where would you like to be in that line?
Response- “the front”
So you can check out and go on with your day?
Response- “yes”
You probably want to know what this all has to do with selling your home…right?
Response- “yes”
The amount of people in that line (10) is about the same number of homes we are in competition with in your price range. The price that you want to ask would put you about 7th in line to check out. (the check out is the point where you close and go on with your life). So at that position it will take (use the current absorption rate: amount of homes/how many sell per month etc) 8 months before you reach the check out… But we have another challenge! Line cutters!
They are owners who enter the market and price their homes more aggressively than yours or they could be currently on the market and they reposition their home to be closer to the front of the line.
So my question to you is where do you want to be in the line????
