More Home Selling tips for 2008

It’s a new year and you are ready to start it in a new home. So what can you do to get your current home sold in today’s market? Barbara Corcoran made another appearance on the Today Show this week and offered some excellent tips for getting your home sold and getting on with your life in a new home. The following tips are a step up from cleaning the windows and sprucing up the paint job. If you have already tried making some small changes and your home still hasn’t sold it may be time to step it up and change some of the things that may be turning buyers off.
Everyone wants more than one bath. If you only have one you may want to consider adding a least a half bath to your home. This can be expensive but it may also eliminate a major concern buyers have when considering your home.
If you don’t have air conditioning, get it. Homes without air conditioning are just considered two old by buyers. Most people today can not envision living with out AC. It may cost around $10,000 to add, but it may keep buyers from eliminating your home from consideration without even seeing it.
Replace fuse boxes with circuit breakers to update your home. Removing the fuse box will eliminate something that immediately dates your home to buyers.
Bring the laundry room up from the basement. If there is any space available on the first or second floor of your home to dedicate to a laundry area, bring it up from the basement. This is a huge consideration for today’s buyers and something they may not see doing themselves.
Get rid of popcorn stucco ceilings. These types of ceilings as well as dropped ceilings with florescent lighting date your home considerable. Get rid of them when at all possible.
Combine living and dining room spaces. This is a way that you can improve by subtraction instead of addition. If there is a non-load bearing wall, or anything else separating your living room and dining room get rid of it. This will make the same space you already had more livable and much more appealing to buyers.
Above all the single most important issue is price. Today’s market is extremely competitive and sellers need to price accordingly. The best thing you can do to sell your home is to price it just less than what similar homes have been selling for. If that is not something you can bring yourself to do, you need to think about weather selling is something you want to do, or something you need to do.
