What to do When your Home Isn’t Selling

The Real Estate market has recently made a shift to more inventory and longer times on the market for home sellers. Does this mean it’s a bad time to sell? Not necessarily. If you are one of many in your area currently looking to sell and you have already spent several months on the market you need to make some changes to reach your goals. As always the kinds of changes you make have a lot to do with your motivation to move on. If you are expected in another town for a new job, or if you are hoping that your children will be able to start the school year in a new district you may make more drastic changes than if you are just looking for something with more space in the same area. If you have already purchased a new home and are currently making two mortgage payments you may be even more anxious to sell.
What can you do to attract qualified buyers to your home? There are really only three factors that sell a home; location, price, and condition. Since you are probably unable or at least unwilling to change the location of your home that leaves price and condition. First, let’s address condition. If you haven’t done so already start to pack away your personal items like collectables and family photos. The benefit is two fold, first rooms will look larger and cleaner when they are not cluttered. Second, perspective buyers will have an easier time envisioning themselves living in your home when not confronted with your personal belongings. Next, if you have a specific decorating style work to neutralize it, it may not suit the tastes of many of the buyers that come through. Consider removing wall paper and reprinting in neutral tones. Consider the curb appeal of your home; you don’t want buyers to be turned off before they even come in. Paint the front door, plant some colorful annuals, and make sure the yard is well manicured.
Another consideration is the price of your home. This can be particularly difficult if you had hoped for, or if you need a certain amount of money from the sale of your home. You need to be aware of other similar homes on the market in the area. How does your home compare with those in price, condition, and location?
