New Land Ordinances in Warren Township

Warren Township, New JerseyIn Central New Jersey we have the best of all worlds.  We are close to the beach and to the City; there is unspoiled natural beauty, as well as modern conveniences.  Maintaining the balance between these things is the key to keeping our area so desirable.  It is in the interest of maintaining that balance that Warren Township has recently approved eight zoning ordinances.   

 

According to an article in Tuesday’s Star Ledger “Some of the ordinances increased lot sizes from 1.5 acres to 3 acres or from half-acre lots to 1-acre lots. The measures also revised language about clustering homes on lots. John Chadwick, a municipal planner, said clustering is a way to better utilize land by grouping homes on variable lot sizes, rather than having uniform lot sizes in a development.”

While increasing lot sizes may not be in the best interest of some individuals who were looking to develop their land in the near future it does benefit the quality of life for the Townships residences by retaining the rural feel of the community.  Township Committee Woman Carolann Garafola suggests that increasing lot size requirements may also make developable land even more valuable. By limiting the lot sizes you limit the available supply of land creating a higher demand for it, potentially driving up the price.
